So you're thinking of buying a home in Roanoke TX.  This is a decision that many families have made over the last 10 years as Roanoke TX has become a hots spot in the DFW metroplex.  Great schools, lots of shopping, small town atmosphere, friendly neighbors and lots of new housing has drawn new residents like flies.

With a new housing boom well under way in Roanoke TX, many Roanoke TX home buyers are electing to build their dream home as opposed to buying a pre-existing home.  Because of the new construction, Roanoke TX home buyers have lots of choices when it comes to selecting a home.

Roanoke historically has been a first time home buyer community with homes usually ranging in value from $100,000 up to $200,000.  Only since 2007 with the addition of the Briarwyck community did Roanoke homebuyers have a choice for a move-up community here in Roanoke.  Homes in Briarwyck at the time ranged in price from the mid 200's to the mid 300's.  Homes in community now sell in the mid 300's to the mid 400's.

Now we have a few new neighborhoods to talk about including Highlands Glen and Fairway Ranch.  Fairway Ranch new homes start in the upper 400's and go to the 600's.

The older neighborhoods like the Parks of Roanoke and the Meadows of Roanoke have homes that range in price from the 200's to the 300's.

So as you can see, if you are looking for homes for sale in Roanoke TX, you have but a few choices with each neighborhood offering a different price range.  If you are 400k and up buyer, you'll have the option of buying pre-existing in Briarwyck, Fairway Ranch or Highlands Glen.  If you are only considering new Roanoke TX homes, you have no choice but to be in the 400k and up price range.  If you are looking at 400k and less you can buy in Briarwyck, Parks of Roanoke and Meadows of Roanoke.

In May of 2017, Roanoke TX saw 10 homes sell with an average sales price of $419,219.  The average days on market was 72 days and the average sales price to list price ratio was 98.53%

Contrast this with May 2016, when we had 13 home sales with an average sales price of $319,271.  The average days on market was 47 days and the average sales price to list price ratio was 97.30%.

What this tells us is that Roanoke TX home values are rising rapidly.  May of 2016 to May of 2017 saw an increase of home values of 24%.  That's unheard of for this area.  

The reason for the rapidly rising home values in Roanoke is because of low inventory.  Homes for sale in Roanoke TX continue to be at record low numbers and so this drives home values upward.

This trend is expected to continue for the next few years as strong job growth in the area continues to bring people in.
